w.b. builders home remodeling, architectural and interior design process
At w.b. builders, we follow the design-build process. This means that we provide you with both design and construction services, which allows you to save both time and money on your home remodeling or construction project. Our proven, 4-step process allows us to bring your personal vision to life.
Contact us if you’d like to learn more about how our process could work for you.
STEP 1: Assess Your Needs
Our process begins with an initial meeting with you to discuss project scope, including your needs, wants, concerns, and budget. It is at the first step when we focus on building a partnership with you. When possible, we will provide a budget range based on the scope of work outlined during the initial consultation.
STEP 2: Define Project Scope & Budget
Once we have a sense of your needs, goals, and budget, we’ll work with you to develop preliminary plans that more accurately determine project scope and costs. To provide an easy place to start, we offer standard design packages at 4 different levels.
• Price Level 1: w.b. builders will provide the floor plan and layout for an existing space (e.g., a kitchen, bathroom, front entry, or lower level).
• Price Level 2: w.b. builders will provide floor plans with 2 elevation drawings for a new space (e.g., an addition, multiple spaces, or an entire main floor of a house).
• Price Level 3: w.b. builders will provide floor plans with up to 3 elevation drawings for a new space (e.g., a whole house renovation, main floor with great room addition and kitchen).
• Price Level 4: w.b. builders will provide floor plans with up to 3 elevation drawings for a new construction custom home.
Additional options upon request, based on financing options.
STEP 3: Concept, Design & Establish Contract
After we have defined the overall project scope, we collaborate with a team of specialty trades people, designers, architects, and city officials.to make sure all aspects of design, needs, and budget are met. At this step of the process, we accomplish 5 key tasks:
• Preliminary Plan: w.b. builders will present the preliminary plans and make one revision.
• Proposal Presentation: w.b. builders will provide a detailed proposal outlining scope of work and project cost. To determine project cost and or design constraints, we will provide subcontractor walk-through as needed. This proposal may still include allowances for items yet to be selected.
• Final Design Approval: Final design is approved by the client based upon the revised preliminary plan. Agreement defined and down payment taken toward the cost of the project to produce construction drawings and survey.
• Construction Plans & Selections: The decisions and selections for the project are completed; i.e., cabinetry, plumbing fixtures, electrical fixtures, countertops, etc. Final construction plans are prepared. Pricing finalized. Project Manager walk-through.
• Construction Agreement & Final Contract: After all bids and material pricing are received, a final construction document will be prepared.
STEP 4: Begin Construction
w.b. builders compiles all information to produce job folders, work requests, building permits, and schedule.
• Building Permits: The contractor will submit final plans to the city in order to obtain a building permit. This process usually takes about 2 weeks.
• Pre-Construction Meeting: Each project begins with this meeting. The salesperson, lead carpenter, production manager and homeowners are present.
• Schedule presented to you, the client, and construction begins.
